Flood or burst pipe: what to do

A burst pipe or sudden flood needs calm, quick action. Your priorities are to stop the water, keep people and electrics safe, and get help. This guide is for domestic homes in Clare, Sudbury and the surrounding Suffolk and Essex area.

What to do – safe steps

  1. Keep clear of electrics. Do not stand in water near sockets, switches, appliances or the consumer unit. Do not use wet electrical equipment. If you can reach the main switch or a dry RCD/MCB from a dry position, switch power off — otherwise leave it and stay clear.
  2. Turn off the inside stopcock. Look under the kitchen sink, in a cupboard, utility room, garage, cellar or under the stairs. Turn it clockwise gently until the flow slows or stops. Do not force a seized valve.
  3. Open a cold tap briefly (sink or bath) to relieve pressure in the pipework, then close it again. Catch water in a bucket or towels where you can.
  4. If water is still pouring, find the outside/boundary stop tap. This is usually in a small cover near the boundary or pavement. In this area it is often owned by Anglian Water or Essex & Suffolk Water and may need a special key. Turn carefully — do not dig, force or dismantle street-side fittings.
  5. Check whether neighbours are affected. A shared outside stop tap or a mains problem on the street can affect more than one home. Ask neighbours and warn them before you operate a shared supply.
  6. Contain and protect. Move valuables, use towels and buckets, and keep people away from sagging ceilings or flooded floors. Photograph damage from a dry, safe spot for your insurer once the immediate risk is under control.

When to stop and call us

  • You cannot find or turn the inside stopcock, or it is seized or leaking.
  • Water is still flooding after you have shut the stopcock.
  • Water is near electrics, sockets or the consumer unit — or a trip has gone off.
  • A ceiling is sagging, or water is coming through from above and you cannot isolate the source.
  • You suspect a leak on the water company’s side of the boundary (outside stop tap / street side).

Useful safety notes

  • Electricity and floodwater can kill. Never touch wet sockets, switches or a wet consumer unit. If an RCD/MCB trips and the area is dry and safe, you may reset it once; if it trips again, leave it off and call a registered electrician.
  • The outside/boundary stop tap usually belongs to the water company. Contact them about leaks on their side; do not dig or force fittings.
  • Do not use wet appliances or attempt temporary electrical repairs after a flood — wait for a qualified electrician to assess them.
