On a cold morning your boiler may lock out because the small plastic condensate pipe outside has frozen. Manufacturers such as Worcester Bosch and Baxi say a careful thaw with warm water is often enough for householders — then a reset exactly as your boiler manual shows. This guide is for domestic homes in Clare, Sudbury and the surrounding Suffolk and Essex area. It is a homeowner check only: no boiling water, no blowtorch, and never open the boiler casing.
What to do – safe steps
- Stay safe underfoot. Paths and steps can be icy. Only work where you can stand securely, with good light, and without climbing onto unsafe roofs or ladders in poor conditions.
- Find the condensate pipe. Look for a small plastic pipe leaving the boiler and running outside, usually ending near ground level. It is separate from the larger heating or gas pipes. If you cannot see a clear external pipe, stop and call a Gas Safe engineer rather than searching inside the appliance.
- Apply warm — not boiling — water along the pipe. Use a watering can or jug of warm tap water and pour gently along the frozen section, especially near the outside end. Do not use boiling water, a kettle tip, a heat gun, a blowtorch or any open flame. Never try to force or snap ice out of the pipe.
- Give it a few minutes, then reset only as the manual says. Once the pipe has thawed, follow your boiler’s user manual for a single reset (the control on the front of the boiler that the manufacturer describes for householders). Do not remove panels, adjust gas valves or burners, or attempt any work inside the casing.
- If it locks out again, stop. Repeated lockouts after a thaw mean you need a Gas Safe registered engineer — insulation, pipe route or another fault may need professional attention. Do not keep resetting.
- Smell gas or suspect carbon monoxide? Leave the property, open doors and windows only if safe, do not operate switches or create flames, turn the meter off only if you can do so safely, and call the National Gas Emergency Service on 0800 111 999. Seek medical help for possible CO symptoms.
When to stop and call us
- You cannot safely reach the outside pipe, or ice and frost make access unsafe.
- Warm water does not restore the boiler, or it locks out again after one reset.
- You are unsure which pipe is the condensate pipe, or the fault code does not match a frozen condensate issue in the manual.
- There is any smell of gas, signs of carbon monoxide, water near electrics, or damage to the pipe or boiler.
- You need a lasting fix (for example better insulation or a pipe route change) rather than another temporary thaw.

Useful safety notes
- Only a Gas Safe registered engineer may work on gas appliances. Never remove the boiler casing, alter flues, or tamper with gas controls. Check engineers on the Gas Safe Register.
- Warm water only for thawing an external condensate pipe. Boiling water can crack plastic pipework; flames and heat guns are a fire and injury risk.
- If an RCD/MCB trips and the area is dry and safe, you may reset it once; if it trips again, leave it off and call a registered electrician. Never reset electrics near water.
- Water running from that pipe on a modern boiler is normal; this tip is only about thawing the pipe in a freeze.
