Anglian PHE provides landlord gas safety inspections for rented homes, HMOs and managed properties across Suffolk and Essex. A CP12 record confirms that the gas appliances, flues and relevant pipework in a rental property have been checked by a Gas Safe registered engineer. We can arrange a clear appointment, inspect the installation and explain any remedial work that may be needed.
A landlord inspection can cover gas boilers, fires, cookers and other appliances within the scope of the installation, together with flue safety and visible pipework. Please ensure we can access every appliance and have any tenant or managing-agent instructions ready. The completed record should be retained and provided to tenants in line with current landlord responsibilities; we can explain the paperwork and follow-up steps without giving legal advice.
